Approximately 1 acre tidal island ( dimensions are around 175 x 250) located at the head of Head Harbor on the beautiful Campobello Island (Canada). Just minutes from the harbor are whales, bald eagles, seals and amazing views. Less than a 10 minute drive to Roosevelt's International Park and Herring Cove Provincial Park. Campobello is truly one of the last quite places to get away and enjoy family time. This land has been in my family for well over 40 years but have decided it is too nice to let it sit there and someone else should enjoy it.
If you look on Google Earth it is actually called "little island". The island is big enough to build a home or cottage on. With some effort you could easily make it accessible for a motor home, RV or even place a mobile home. The Island does not have city water or sewer, everything is septic and well water so you you would have to have those installed. I moved away 20 plus years ago, so I am not sure how much has changed with permitting and such, but there is absolutely no zoning and the permitting process used to be very easy and straight forward if it is even required at all.
Canada has much less regulation and much lower taxes for waterfront properties. The taxes are currently approximately $300 a year. The island has a deeded access as well.
It is a tidal island, with around 28 ft of tide in the area that comes in and out twice a day. There is only a few hours twice a day that it is completely surrounded by water. The rest of the time you can walk across the beach to it and at one time could drive over to it. Many years ago there was a home on the island, there is still the hole where the dug foundation once was.
It is truly a unique piece of property and I want someone to enjoy it. I priced it low to move it.
