Acreage with a furnished home and with second lot...
After a lot of thinking, we have decided to sell our beloved home in Muenster. Our children grew up and left the house, and we have another place where we spend most of the time, so it is time to let it go. We decided to leave all the furniture and many other things, like gardening tools, push lawn mower, tiller, and even the car, a reliable and indestructible Toyota Corolla 1999, automatic. According to our neighbors, this is the best house in the village of Muenster. It is actually an acreage; and we sell this house with another, second lot. You can buy the house and build a new house on the separate (subdivided) lot, or use the second lots as is, as a huge garden and orchard.
The house is over 100 years old. At some point (mid-fifties), it was moved (from a farm yard) to the present lot in Muenster and was put on a new concrete basement.
We purchased the house in 2007 and did a full renovation before moving in.
Upper floor has 3 bedrooms and a den. One bedroom upstairs was a master bedroom, but we went and added another bedroom on the main floor, so our 3 daughters could each have a bedroom upstairs. All bedrooms upstairs got a new carpet. Under the carpet is the original hardwood floor. Den and hall got new laminate flooring. Big bedroom has a queen canopy deb, wardrobe, and desk, basically everything what a person needs. The other bedroom also has all the furniture – double bed, dresser, wardrobe, and desk. Third bedroom has futon bed.
Bathroom upstairs was redone and has a shower and a toilet. Den has a couch and used to have a piano and few other things. View out of the windows is amazing, they all look into the green yard, because the house is surrounded by tall evergreens.
Main floor. In the entrance are some cupboards for storage, a wardrobe and the washer and dryer. On the left there is a full bathroom. Then there is a kitchen, with nice hardwood flooring. Living room, and a master bedroom, also with beautiful original flooring. There is a closet, and a walk in bathroom, with a sink and a toilet (connected to master bedroom). All furniture stays, including the bedroom set, with a beautiful king bed and two dressers. Living room has two couches and a coffee table.
Basement was completely renovated and insulated, finished in 2007. Natural gas furnace and water heater are located in a separate room, where there is also a freezer and shelving for storage (similar to a cold room set-up). Big basement room has a sectional and a big flat screen TV Samsung. This room served many years as an office when working from home, there were some desks, many computers, all connected to wired (and wireless) internet. Basement also has a separate room with a sauna and with lots of storage. There are shelves for books and other things, the storage was also used for wine making, there is a wash tub with hot and cold water.
House has a double garage. In the back yard there is a big shed for storage, with lots of shelving; and there is another old garage, where we used to keep an automobile over the winter. Right now there is some lumber and other building materials.
The yard is grassy and huge, we used it to play volleyball and have many fond memories of raising our dog, Easter egg hunts, and outside meals. There is a paved patio deck with patio furniture, a barbeque, a fire pit.
On the adjacent lot there is a big garden. The soil is excellent, in the past the old owner used to supply the supermarket in Humboldt with fresh vegetables. There is an old apple tree with two different kind of apples. The raspberry patch is huge and very productive. The new cherry tree just started to produce cherries. The new apple tree also started to produce apples this year. Many black currant bushes. Strawberries, sorrel, and other things.
In the backyard there is a creek, it serves as unlimited water supply for the garden. Garden has a huge (over 1000 Liters) water cistern. Long ago, the yard had a separate access, another driveway. We got a permit from the highway department, installed the culverts and restored the driveway, now the property (backyard) has a second driveway, and can be accessed from Highway 5.
Entire yard is surrounded by tall trees. Numerous bird houses and bird feeders, in summer the place is a real paradise. Many birds are nesting there - robins, swallows, sparrows, blue martins. Both yards are divided by a hedge or caragana.
There is a lovely small flower garden in front, with roses and other plants. And lilac bushes at the entrance, and around the house.
You have to see the place in order to appreciate it. This is one of the houses where you can say that the house has a character. It is an excellent place to raise a family, as we have done.
We replaced the shingles on the house and garage a few years ago. Water heater was replaced as well. We also replaced all appliances when we bought the house, they are all in good working order.
House is ready for immediate possession and comes with everything - beds, furniture, appliances, even a car.
It was a good home for us, we all loved it so much. Our girls always kept their rooms and the entire house clean and tidy, and we took good care of the yard and of the garden. Muenster has a college, affiliated with the University of Saskatchewan, and our twin daughters used the opportunity and (after graduating from Muenster High School) finished their first two years of university in Muenster, before they moved to Saskatoon - this saved them a lot of money and was one of the reasons why we loved to live in Muenster.
Muenster is an amazing village, with friendly people and with a park-like monastery and college. School is literally 100 yards away, we used to drive a school bus, the property has plenty of room to park numerous vehicles, trailers, campers, and even a school bus.
We don't want to separate the lots, we want to sell them together. Initially, we wanted to take the opportunity and buy a great (and furnished) house, and then move it (bring it) onto the second lot, for friends and family, or sell the second lot. These dreams can be passed on to you now as it is time for us to sell the place.
The house is old, but in perfect condition. Sometimes we had the urge to do some major changes, like replacing windows or sidings, but every time we would realize, that this will not increase the quality of life in this house. The power and heating bills (can be shown to the buyer) were always the same as by other people, who lived in new homes.
Serviced lot in Muenster goes for $60 000. Value of the house is $255 000. We would like to sell it as a set, the house and the second lot, and we want to sell quickly, so the price is $268 000 only.
