Home and barn on .31 acre ...
This third of an acre hobby farm is located in sunny Bridesville BC, just 20 minutes away from Osoyoos and the border. Featuring a remodeled 840 square foot single level home with a partial basement and a 40×30 barn.
The home was completely rebuilt in an open concept style. All windows were replaced with new vinyl units and the home was clad in steel siding and roofing. There is a covered deck wrapping around the south and west sides allowing you to enjoy the outdoors during the heat of the summer.
The kitchen and livingroom combine into a massive living and entertaining space.
A large sit-up peninsula made of solid wood cabinets makes for a sunny and inviting breakfast and eating area. A south facing patio door streams southern sunlight into the passive solar designed home. An undercut ceramic twin sink with commercial style faucet as well as modern stainless appliances, convection oven and inversion cook top make for a great place to do canning from the garden or host a large get together. Oak HW flooring and beam roof are accented by reclaimed antique cedar trim.
The livingroom has new laminate flooring and a Fisher woodstove and wood box. Two windows on the north side bring light into the room and there is a back door to the back garden on the north wall.
The master bedroom is off the livingroom. It has new windows to the north and west and a closet.
The upper level bedroom has oak hardwood flooring, natural pine slat wall finish and a window facing east. There is a built in queen sized loft bed made from reclaimed 4×6 wood and cedar as well as a desk below. There is a modern set of stacked a washer and dryer.
The washroom features a stand-up shower with large quartz rock floor, Glass block wall and glass door. New toilet and sink set and slate floor.
The basement is partial located under the kitchen and washroom. It is quite large with one room walled into it with a window facing south. Has new epoxy finish and some new walls. A new hot water tank is in the mechanical area and all of the plumbing in the house was switched to PEX tubing. Access to the septic and soap box as well as the 100amp electrical panel can be made here.
The barn has a large sliding door center with a oil pit below. This used to be the town firehall 70 years ago. One side has a set of twin doors and a long metal workbench. The other side has thick plank flooring and a conventional door with a lock. There is additional storage in the roof sections and a walk around second floor that is not used currently. There is a wood fired pizza oven stove in the barn and it can heat the barn in the winter. It is a really nice space that would lend itself as a roadside produce store or a classroom for teaching workshops not to mention a woodshop or mechanical shop. The rear door has a steel secured padlock overdoor to secure the barn.
There is a proper post and beam woodshed on the east side of the property built on cement piles. This was intended to be built into an additional dwelling if needed and the property is indeed two lots adjoined and the two titles adjoined but could be easily split in the future if the owner wanted two separate residences.
The owners had 150 yards of topsoil applied to the front yard where the companion style permaculture garden was constructed. There are over 75 varieties of fruit and vegetables and medicines planted in harmony around the property. A solid wooden fence dresses up the front and a 200 tonne rock berm across the back with fence give you a nice private yard. Parking for many vehicles and there is a spot to back your rv into and hookup to the septic.
Bridesville is unincorporated allowing you to keep horses, sheep, goats, chickens or a cow! The owners currently enjoy gardening and tubing in the summer and skiing and hunting in the winter. The area has 3 world class ski hills one only 18 minutes from your door. Access to Kelowna takes 1.75 hours and only 4.5 hours to Vancouver!
The owners also have a large greenhouse that is not installed yet. It could be put up if needed.
The best lot in all of Coquitlam. At the end of a cul-de-sac right on Como Lake with a view of the water. Sunny south facing back yard.
