Beautiful four year old beach home for sale. This home is located in a government registered cottage subdivision on the Gulf of St Lawrence, in St. Peterís Harbour, Prince Edward Island.

The house overlooks the ocean and sand dunes of one of the best swimming beaches in PEI. Walk to the beach every day. The beach is all white sand and is approximately 5km in length and very private. Go jogging, walking, bird watching, digging clams or just lazy beach combing in any direction. There is also an 1865 retired light house located on the beach with stories of ship wrecks. During the Yankee Gale of 1850 over 250 sailing ships were wrecked off this coast with numerous losses of life. You can still find treasure walking along the shore here.

During low tides the beach has sand bars that allow children to frolic in the shallow warm water. This is a super great spot for the kids and grand kids with sandy toes and salty kisses. There is a lake located near the beach which has an abundant of soft shell clams for the digging. The sand dunes are preserved and maintained by the Nature Conservancy and are up to 75 feet in height. You can walk the beach three km in either direction. The subdivision and roads are all private and the owners and their invited guests have full access. There are about 20 cottages in the subdivision and seven large executive year round homes priced from 1.2 million dollars and under.

This property can be used as a summer or all year round residence. The house will accommodate any small business for the entrepreneur as it has an attached 20 by 20 ft (400 sq ft heated sun room with wall to wall windows with two separate exits.

The fully landscaped lot is almost an acre in size and is completely enclosed on three sides by 15 ft manicured spruce trees giving you privacy plus. Sit on lawn mower and wiper sniper come with the property. This lot is the highest in the sub division and has the best water view in the subdivision. The front of the lot has a clear view of the sand dunes and the ocean.

This beach bungalow house is 2055 sq ft on one level with a full open basement. A solid wood oak stairway takes you to the basement of approx 1400 sq ft. The basement walls and ceiling have been insulated and ready for sheet rock. The basement is rough plumbed for a bathroom and is electrically wired for adequate lighting. The basement is poured concrete four feet below and four feet above the ground. This was done to accommodate four large windows for an in-law suite. The basement could be easily finished for in- law suite or offices with separate entrance. There is also an area for work tools, work benches and other storage in the basement.

The main level of the house has an open concept living room, dining room and kitchen with upgrades throughout. The kitchen has a 13 ft peninsula bar countertop with over hanging ceiling lights. There are lots of maple cupboards with inside lighting. The kitchen taps and sink is of high quality. The entire kitchen has glass and tile back splash. This open concept design also offers cathedral ceilings and rounded corner walls; great for kids.

The large living room has a remote controlled propane fireplace that can be used for heat or ambiance. There are four large windows in the living room with a great view of the beach and area. There are several large ceiling fans with lighting throughout the house.

The house comes with seven appliances, including two refrigerators, stove, dish washer, microwave and washer and dryer. There are two guest bedrooms. The first one has a queen bed and side tables with closet. The second has set of bunk beds for the grand kids. There is a main washroom, with shower, tub, double sinks and toilets to accommodate guests. The bathroom has glass tile for a back splash.

The large master bedroom has a walk in closet and a separate linen closet. There are two large windows providing ample light for the room. The bedroom is wired for Bell express view T.V. A three piece bath ensuite compliments the master bedroom. The ensuite sink area has back splash glass tile also.

There is an attached 400 sq ft sun or sitting room that can be used for entertaining or easily permit a commercial enterprise or small business.

The house has electric convection heat with individual computerized thermostats on each unit for controlled and regulated temperatures in each room. Some like it hot and others like it cold.

Another great feature of this property is an attached screened gazebo 236 sq ft. of enclosed mosquito free space. The gazebo is octagon shape with a centre removable table that sits nine. Under the table is a propane fire pit for roasting marsh mellows or wieners. The complete gazebo has a covered entrance directly from the house so you donít have to go outside to get to it. There is a BBQ Inside the gazebo with overhead lighting. This gazebo is mosquitoes free and has lots of electric lighting so you can party to the wee hours of the morning. You can walk from the kitchen to the BBQ without leaving the house. Fully grown large spruce trees were transplanted on both side of the property to afford absolute privacy on three sides of the house with the front being left open for the ocean view.

An oyster plant and a mussel plant where you can buy recently harvested malpeque oysters for 50 cents each and Blue Island mussels for one dollar and twenty-five cents a pound and fresh PEI north shore cooked lobsters are $5.00 dollars a pound off the boat at the wharf.

You can purchase lobsters, mussels, clams, fish oysters within five minutes drive. Churches, walk-in health clinics, grocery store, library, schools, bank, liquor store, laundry, baby sitting services, restaurants all five minutes away in Morell.

PEI is a tourist Island and has an abundance of entertainment in each community as well as in the capital Charlottetown. We are 35 to 40 minutes East of Charlottetown the capital and located on the north shore of the island. Anne of Green Gables featuring live theatre and the festival of small halls just to mention a few provide lots of on stage music and song. Horse racing, dinning and Casino are located at Red Shores Casino on the outskirts of Charlottetown. Hospitals are located in Montague and Charlottetown. Trans Canada bike trails are with five minutes. You can walk, jog or bike throughout PEI on this trail. So what are you waiting for?
